In January 2013, Mission Pacific Land Company and the long-time owner of the Tracy Etiwanda property formed a joint venture for the purpose of enhancing the property value and positioning it for sale.

The property, which is located in one of the most desirable cities in the Inland Empire, had an approved tentative map for 269 (8,400 square foot minimum) residential lots but numerous entitlement issues remained to be resolved.

Mission Pacific successfully identified and addressed many of the outstanding issues and the partnership sold the property in September 2014.
