In late 2009, Mission Pacific acquired 137 partially improved lots that were originally part of Stratford Ranch. The property was originally sold to a private homebuilder in 2006 for over $12 million but the builder later defaulted on its loan and it went into foreclosure. In late 2009, Mission Pacific was able to acquire the property at a trustee sale for a fraction of the property's peak value and later sold the property to a public homebuilder for a significant gain.
